CALL TO ORDER
Board member present at meeting were Leila Russell, Rich Hanson, Juanita Hanson, Jim Kagan & Rod Wilson
OPEN DISCUSSION
Concern was expressed about dog droppings on the empty lot on Chokecherry and through out Harmony Ridge. Owners are again reminded to keep their dogs on a leash and to pick up after them no matter where they go to the bathroom.

Review of written response Board presented at Sept meeting – No one had any comments except for complimenting the Board on the document content
NEW BUSINESS
* Property Management company review
o The board solicited bids from several local HOA management companies. We interviewed our top three picks (including All Properties) and the board unanimously agreed on one. The Board voted at the November meeting to hire Legend Property Management (Sherry Jefcoat). We have given notice to All Property Services of the decision. They have been very gracious and have agreed to make the transition as smooth as possible. Our current contract with APS will end on 12/15/08 and our new contract with Legend will begin on 12/1/08. The management cost will be at least $2000 less per year and guaranteed for 3 years. Sherry will be introduced at the Annual Meeting and will attend the January Board Meeting to talk with homeowners about our new relationship and procedures.
* Hearne unit fences
o After receiving a survey of option preferences, 16 Hearne unit owners voted for the repair, power wash and stain option. The homeowners were encouraged to stop by the Hanson’s unit to select the color this Saturday. The board has decided that there are enough reserves already set aside to cover the expense so there will be no assessment or increase in Hearne unit owner dues for 2009. Work began on 11/6 and should be completed within 2 weeks.
* 2009 budget will basically remain the same as 2008 (reduction in management fee). The 2009 budget will be ratified at the Annual meeting on 12/1 at 7:00pm at the library.
* Adding additional coverage to our existing Insurance for the retaining walls was found not to offer any protection that would cover “wear and tear” issues so no increase in coverage will occur.
* 2009 Board elections
o Rod Wilson and Juanita Hanson’s terms end 12/08 so we will be voting to fill 2 positions at the Annual Meeting. Juanita and Jim Schmid have agreed to be on the 2009 ballot. If you have interest in being part of the Board, please contact Nancy at APS before 11/21/08 to add your name. Nominations will also be accepted on the night of the meeting prior to the vote.
