PUBLIC BOARD MEETING MINUTES

Call to Order

Open Discussion

* Rick M. recently spoke with the City about the triangle at the entrance of Harmony Ridge. He found out that the city will put in and pay for the sidewalk this summer. They will be using this as a staging area during the construction and then they may do some landscaping. HR HOA will enhance the area further after the City is done.
* Helen asked about placing some boulders to keep cars from coming up onto the grass on Prairie Ridge Drive in front of her house. This may require a permit from the city building department. Rich H. is checking on it.
* Jim K. noted that roofers have been on some roofs placing flashing without notifying anyone. It is felt that Mark Rutt was responsible. Leila will attempt to contact him to see why the repairs were necessary.

Committee Reports
* Treasurer - Rick M. asked about the asset of $2500 left over from 2007 to finish paying off the water feature. Juanita will look into it. She will also check on delinquent dues of $8000+ and 34 units. Monthly accounting statement was explained and will be present at each meeting.
* ACC/Maintainance/ Landscaping - Members nominated: Jim Newcomb, Rod Carman, Dina Ben Hur, Sharon Dusenberry, Guy Harvey, Joan Fetters, Bob Swanstrom, Kim Price, Rich Hanson, Fran Petrilli, Linda Myers, Fred and Jeannie Swinson , Leila, et al. M-S-A.
Old Business
* Meeting with All Property Services to discuss services and vendor agreements – went well and we now have current agreements with all vendors and are in the process of securing 2 additional bids for all service to consider for next year.
* Larry Peterson from American Family Insurance - Comprehensive Coverage not covering wear/tear, flood, earthquake, nuclear. $2500 deductible per event paid by homeowner(s). Liability loss applies to bodily injury or property loss involving common areas. $17 million aggregate property coverage for all structures. He recommends a reevaluation of replacement cost per type of structure. Replacement cost is about $120/square foot.
* Front Range Community College – Leila asked Rick to follow up with the City to see if we need to get approval prior to landscaping areas near the fountain. FRCC may apply for grants and do the work for free. The HOA would pay the difference between grant money and actual cost.
* Snow removal from empty lots turned out to be insignificant cost to HOA so we will continue to remove the snow from sidewalks around vacant lots.
* Covenant review committee report - deferred
* Handbook update - deferred
New Business
* Spring cleanup grant was secured from the City; date to be announced for cleanup and cookout
* Review new bids for HOA services
* Solicit bids for painting of final Haggen units
